Wellness is not an amenity

Most wellness developments are still assembled in the wrong order. The scheme is designed, the areas are fixed, the facade is signed off, and then a wellness consultant is asked what could be fitted into the basement.

By that point the decisions that actually determine how a place feels have already been made. Orientation, section, ceiling height, acoustic separation, the route from arrival to room, the relationship between inside and outside: none of these can be recovered by specification.

What early actually means

Wellness strategy belongs in the same conversation as the development appraisal. It should influence the massing study, not react to it.

  • Where the quiet is, and what protects it
  • Which rooms get morning light and which get evening
  • How far a guest walks between recovery and rest
  • What the building does with water, and how much that costs to run

A spa added to a building is a facility. A building organised around recovery is a destination.

The commercial argument is simple: the first can be copied by any competitor with a budget. The second cannot be copied without rebuilding.
